Westridge is surrounded by an agricultural and cattle based community most of which are in their second and third generation of family owned operations. It is not unusual to see spring calves grazing in the rolling pastures across from our entrances as our homeowners leave for work in the morning or by their return in the evening, truly a peaceful site.
 
Conceived in a vision during the early eighties, Westridge worked several years with the local Bellville community to create a solid infrastructure for its self and the surrounding community. From these efforts we are able to offer city water, sanitary sewers, underground electrical, fiber optics communication, storm sewers, and still maintained our quiet country surroundings.

Besides our local shops and stores, our homeowners find convenient shopping in nearby Plainfield, Danville, Avon, and the Mooresville areas. Our Cascade School System continues to strive to maintain a four star rating within our state and our local tax rates are the second lowest of the surrounding townships in our area.
           
There are several aspects that set Westridge apart from the rest. The owners of Westridge Development are actually from the residential building industry. We are comprised of actual custom home builders and an actual residential design firm. We are one of the few developments that offer an in-house, fee paid, consulting, design, and building firm for our perspective property buyers, but are open to all builders that meet the architectural and covenant requirements. The key aspect Westridge offers for its homeowners is the protection of their housing dollars. Westridge has its own Architectural and Environmental Control Committee. This committee enforces the strict covenants present at Westridge along with the construction approval of each home built in our development. Our covenants are geared only for the custom home builder market and no repeat housing is allowed. We do not allow slab house construction, vinyl or aluminum siding, truss roof systems or panelized homes, roof pitches must be 7/12or greater, exteriors must have an 85% masonry content and the list goes on. We also close all of our lot sales at our title company limiting closing costs and reality fees.  Each new lot owner signs an Architectural Control Committee agreement stating that they and their builder will abide by the Covenant and Architectural Committee rules and decisions here at Westridge. 
           
Westridge will be offering four separate square footage divisions within our development. Westridge Commons, Westridge Place, Westridge Manor, and Westridge Estates. We offer footage requirements from a 1,500 square foot minimum in the Westridge Commons area to a 5,050 square foot minimum requirement on our one acre plus wooded lots in the Westridge Estates area.

Hello, my name is Jim and I would like to welcome you to our World Homes & Designs site here on the BAGI’ Parade of Homes listing. Within the next few paragraphs you will learn that we are a company that still offers you a total in-house experience when it comes to the creation of your new home. This in-house experience eliminates errors between developers, designers, suppliers, and in the end between the client and builder.
           
Having been an Associate and then a Builder member with the Builders Association of Greater Indianapolis for over forty years, I have come to understand the pressures that the building of a new home creates on a family. Through this understanding I have developed our company based on its ability to consult, design, price, build, and control your complete project, in-house, from beginning to end. Whether we begin with a raw piece of ground or a development lot, we work each phase through our company till the day you move in. For those of you wanting the security and utilities of a planned development, I am pleased to announce that as a principal in the company, I have teamed up with Westridge Development on a beautiful rolling development in Hendricks County. We have broken this in-house experience into four main categories; Consulting, Design& Drawings, Pricing Portfolio, and Construction. Even to this day, commercial construction is still done this way and this was the old school residential way in years gone past. I prefer to call it the smart school way to build a new home. Each category is handled through its own fee paid agreement, thus allowing the client to purchase as little or as many services as they wish. Each agreement is handled and priced based on the size and scope of the project.  This also allows the client a sort of pay-as-you-go program to help them keep control of their out of pocket expenses. It is impossible in a few short paragraphs to explain the total depth of each program, so I will simply list a few of the high points and some terms you may not have heard for a while.
 
Consulting: On site, land reclamation and development, location impact, surveying, mechanical, project baselines, wish list, budget management,  timeline, future improvements, temporary housing, pre-sale marketing  and more.
 
Design & Drawings;  In-house, your designer is your builder,40 years of residential design, preliminary sketches, hand drawn no CAD, structural  layout, lumber and materials specifications, family spaces, personal spaces, renderings, and more.
 
Pricing Portfolio: Bound document, full disclosure estimating, hands on selections, builder at meetings, actual pricing, personal samples, photo documentation, no allowances on hard products, and more.
 
Construction: Designer on site, builder on site, scheduled builder/client walk trough’s, site maintenance, pre-paid change orders, client rules on site, builder rules on site and more.
           
It is my hope that this small snapshot of our four point program has shown that this is a true full service building firm. We believe that the combination of these four points will make our clients transition from their current home to their new home an easier, and more especially, an enjoyable experience for their entire family, pets included! We are a true custom home design and build firm. All of our projects are of stick built construction. No slabs, no panelization, no vinyl, and no aluminum, so if you are looking for an A typical production home, we are not your builder.

Our location here at Westridge offers quiet country living with quick access to the Indianapolis business district. Just six minutes or 4.8 miles from I 70 wests and an additional sixteen minutes or 13.7 miles to the 465 loop. This leaves most of our homeowners less than thirty minutes from their jobs around downtown Indy. We are also an easy bicycle ride from the new business district on the 39 Corridor project. We are located 1/2 mile east of State Rd. 39 on County Rd. 600
